The Public Hearing was called to order by Chairperson Shannon Armel at the Germantown Town Hall at 5:30pm. to hear public comment upon a request to re-zone two parcels of land to Commercial and for a conditional use permit for expansion of Buckhorn Campground and RV Resort located at N8410 County Road G, Necedah, WI.

An introduction letter was read by Jean Miller.  They currently have 129 seasonal and 18 weekender places on 37.2 acres.  The request would add 96 sites on 40.1 acres.  Office is at the entrance.  These new sites will have full sept, water, and electricity.  They have a waiting list of campers that had been up to 200 but this number has dropped slightly.  Germantown’s ordinance would allow 12 sites per acre, but they are way below that as the sites are spacious.  There would be 243 total sites between both parcels.

The description lists two parcels and two easements.  This was the legal description provided on the warranty deed that was included with the application.  The first parcel is the original parcel and was already re-zoned as commercial, so now they should only be requesting re-zoning on the second parcel.  As for the easements, one is for an old sign.   The other easement corrects a previously recorded easement document.

Several were impressed with the care taken in the layout and the keeping of greenspace. The Millers said they will have a natural buffer around the outside perimeter.

Noted that no campers have been on any of these new sites yet.

They would like to offer items for sale that are not in the Buckhorn Store or other businesses.  They want to work together with campgrounds such as Summer Hideaway to offer great camping experiences.  Summer Hideaway owners agreed.

No one else submitted any comments in writing and no other members of the public were in attendance to comment.

The Public Hearing was closed at 5:52 pm.

Respectfully Submitted,

Michaele Korbein

Deputy Clerk/Treasurer
