Planning Commission Meeting Minutes
February 4, 2026
Present: Commission Chairperson Keith Korbein, Commissioners, Tamaya Loewe, Gervase Thompson, Mike Edwards, Joe Witmer, Deputy Clerk/Treasurer Michaele Korbein, Zoning Administrator Dick Martin
Absent: None

The Planning Commission meeting was called to order by Chairperson Keith Korbein at the Germantown Town Hall at 5:30pm.

–Possible approval of meeting minutes
Joe Witmer made a motion to approve the minutes of the January 20, 2026 Planning Commission meeting, seconded by Gervase Thompson; motion passed 5/0.
–Discussion and possible approval of the Preliminary Plat of Lake N Woods Subdivision
Keith Korbein reviewed the proposed Lake N Woods Subdivision. This is simply a subdivision of 20.67 acres into six lots -no infrastructure is being proposed. All six lots are approximately 3.44 acres each, so the owners are choosing to have septics installed instead of sanitary sewer. Property was rezoned commercial back in 2022 when they had been considering putting in a campground; also, at that time the whole original 40 acres was accepted into the sanitary district which would have been required had lots been less than 3 acres. Lot frontages and lot widths shown on the drawings are between 200-217 feet. Access for each lot would be from 40th Street. The owners are asking to have this approved so they can get their plat numbers recorded before dredging in Castle Rock Gardens starts, as these six lots are where the dredgings will be stockpiled. A copy of the approval of the dredging permit was provided.
Joe Witmer made a motion, seconded by Mike Edwards, to approve and recommend approval to the Town Board the Preliminary Plat of Lake N Woods Subdivision.
