May 31, 2023

Present:               Commission Chair Shannon Armel, Commissioners Ken Jax, Keith Korbein, Mick McCormick, Gervase Thompson, Zoning Administrator Dick Martin, Mick McCormick, Deputy Clerk/Treasurer Michaele Korbein

Absent:                None

Applicant Present:   Brad Pavloski, Pat Pavloski, Chris Renner -all three of the developer CR 58 Land Investments LLC 

Public attending:      Mike Edwards, Tamaya Loewe

–Call to Order

The Planning Commission meeting was called to order by chairperson Shannon Armel at the Germantown Town Hall at 6:42 pm.

–Discussion and possible approval of rezoning for Bear Paw

The rezoning Bear Paw property is to include additional land.

Motion by Keith Korbein, seconded by Ken Jax to approve the re-zoning of Bear Paw to include additional land as per the description described in the documents presented.

–Discussion and possible approval of PUD for Bear Paw

Under section 3.08(8)(b) the Plan Commission has the ability to recommend lot width for approval, rather than through a variance.  The developers want 90’ average lot width.

Question if there will be a dedicated recreational trail to connect to Sand Point for not just walkers, but also snowmobilers and bicyclers. From a safety standpoint, this would help keep people from walking on the very busy State Hwy 58.

Keith Korbein made a motion, seconded by Ken Jax to approve a preliminary plat for Bear Paw PUD and recommend same to the Town Board; motion passed 5/0.
