Planning Commission Meeting Minutes
February 17, 2026
Present: Commission Chairperson Keith Korbein, Commissioners, Tamaya Loewe, Mike Edwards, Joe Witmer, Deputy Clerk/Treasurer Michaele Korbein
Absent: Zoning Administrator Dick Martin
Also present: Katie Yahnke and Jay Larson of Turtle Landing LLC
–Call to Order
The Planning Commission meeting was called to order by Chairperson Keith Korbein at the Germantown Town Hall at 5:30pm.

–Possible approval of meeting minutes
Joe Witmer made a motion to approve the minutes of the February 4, 2026 Planning Commission meeting, seconded by Tamaya Loewe; motion passed 4/0.
–Discussion and possible approval of the Preliminary Plat of Turtle Acres Subdivision
Keith Korbein reviewed the proposed Turtle Acres Subdivision by Turtle Landing LLC. It is for subdivision of 10 acres in Town Center (comprised of a 3 acre parcel and a 7-acre parcel) into sixteen lots with sanitary sewer and road. All sixteen proposed lots are about the same size at just over 20,000 square feet -about .45 of an acre. A road would run through the middle with a cul de sac. This then will require sanitary sewer, and they have already gone to the sanitary district and have it on their next month’s meeting. Katie Yahnke and Jay Larson said they are working on their DNR approval which should come in April. Keith had talked with Dick Martin, the Town’s Zoning Administrator, about this proposal last week and noted they see it meeting the ordinance, including the turning radius of the cul de sac.
Mike Edwards made a motion, seconded by Joe Witmer, to approve and recommend approval to the Town Board the Preliminary Plat of Turtle Acres Subdivision. Motion passed 4/0. This will go on the March 10 Board meeting agenda.
–Discussion and possible approval of Short Term Rental ordinance and
–Discussion and possible approval of the Room Tax ordinance
These two ordinances were both on the January 20 agenda as work sessions, so tonight would be the actual approval of both. Joe Witmer made a motion, seconded by Mike Edwards, to approve the Short Term Rental ordinance and the Room Tax ordinance as discussed and approved at the January 20 meeting; motion passed 4/0. These will be reviewed at the February 19 joint meeting with the Town Board and State Tourism Director Drew Nussbaum where additional changes may be discussed for additional consideration at a next meeting.
–Work Session on zoning map
An updated copy of the zoning map was reviewed, but is still a work in progress.

The next meeting date will be March 17, 2026, starting at 5:30pm.
